Registration includes educational sessions, meals & receptions (three breakfasts, one lunch, one after-hours reception, ASSURE members reception by invite-only, and three dinners). Servicers/Investors/GSE's will also receive one complimentary group networking activity registration of their choosing. Other attendees will register and pay separately for group networking activities. Please complete your conference registration and your room reservation (deadline June 28) by accessing the online registration form.

- $595 - Client (Mortgage Servicer, Investor, GSE, Government Agency, Lender, Bank or Credit Union) - ALFN offers a scholarship to qualified and approved clients who, due to financial constraints, would be unable to participate in ANSWERS without scholarship support. - $2400 Early Bird Discounted Rate (for registrations received on or before June 21, 2026) - ALFN Law Firm Member, Foreclosure Trustee Member, Associate Member (Ancillary Service Provider), Bankruptcy Trustee or Rating Agency -This discounted rate increases by $275 if no group networking activity option is selected.

Guest Registration Restrictions - This registration type is only for those individuals attending with a registered event attendee as a Spouse, Significant Other or Family Member, and allows you to select a-la-carte for all event meals and activities for your guest, depending on what they want to participate in. The attending guest should not be an ALFN member, servicer or other event registration type. The attending guest should not be an employee of former ALFN members, or an employee of any firm/company that is eligible and could become an ALFN member. If your guest that is joining you is an employee of an ALFN member, servicer or other event registration type, they will need to complete a separate ALFN registration form under the correct registration type and pay the full applicable registration fee. If your guest is an employee of a former ALFN member, or employed by any firm/company that is eligible and could become an ALFN member, they would need to first join the ALFN as a member in order to register and attend this event.
Guest Cost Savings - Resort food & beverage pricing is not inexpensive. As an added benefit for your registered guest, we do not add any additional fees to the cost of meals and receptions for guests. The cost that ALFN pays the resort is passed down to guest registrants without any additional fees added (some estimating was needed however on food & beverage costs and other fees).

ALFN Young Professionals Discount for JPEG Members - ALFN offers a 30% discount to all current JPEG members in good standing that are attending the conference with another fully paid registrant from your same firm/company. There is no limit on the number of JPEG discounts that may be used for the same firm/company (for each fully paid non-JPEG member registrant, a JPEG discount may be used). This discount is only applied to the primary registration fee of the event (doesn’t discount any group networking activity fees, CLE fees or other event fees). This discount is only for JPEG members employed by ALFN member companies, servicers and GSE’s. The discount is only available for new registrations, cannot be combined with other discounts, and may not be applied to an existing registration (no refunds will be issued for this discount if you already registered). Room reservations are handled on first-come, first-served basis through the hotel directly, and are not automatically provided as part of your registration. You will be provided with the room reservation information after you have completed your event registration to then reserve your accommodations.
The Park Hyatt Aviara Resort is the primary hotel location for ANSWERS and is located in Carlsbad, CA, and has a limited number of hotel rooms available at a discounted rate through the ALFN. Only registered conference attendees will receive the hotel reservation link, which is sent in your conference registration confirmation email. Cut-off for discounted room reservations is June 28, 2026. You must be a registered attendee of the conference to obtain a room, anyone reserving a room without a conference registration will have their room reservation cancelled by the ALFN unless prior authorization was obtained by the ALFN. The name on your room reservation must match the name of the registered conference attendee. If booking multiple rooms, each room should be booked under a different conference attendee name. CLE Information
CLE credit is available for $100/state and is available for purchase through the event registration form. Legal content of this event is provided in conjunction with NBI. This program has been submitted for CLE credit in every state that has a mandatory CLE requirement. Individual state requirements vary and it may not be possible to obtain CLE credit in every state.
ALFN’s Attorney Hardship Tuition Policy
Attorney attendees from select states who are unable to afford continuing legal education course registration fees due to financial hardship may apply for financial hardship assistance. A request for financial hardship assistance must be filed at least 30 days prior to the Attorney attendee registering for the program. To apply, please submit a request via email to [email protected]. Please include the attending Attorney’s name, program title, and an explanation of the circumstance warranting financial hardship assistance in your request. This assistance only applies to the per state CLE credit fee.

BY COMPLETING AN EVENT REGISTRATION AND DURING YOUR ATTENDANCE AT ANSWERS, YOU AGREE TO ABIDE BY THE FOLLOWING EVENT POLICIES, TERMS AND CONDITIONS:
Payment, Cancellation & Refund Policy
Refunds for event registrations canceled no less than 22 days prior to the event start date will be made by check minus a 3.5% processing fee. Cancelations received within 14-21 days of the event start date will be given a credit for the full amount paid to be applied to the same ALFN event the following year. Cancelations received within 13 days of the event start date will not receive any credit or refund. Any credits unused within 365 days of the cancelation date will expire. If a registered attendee fails to give prior notice to the ALFN and does not attend nor provides a substitute attendee, no credits or refunds will be made available. Any chargeback's that we incur from checks or credit card transactions will incur a fee of $30, payable to ALFN by the registrant within 30 days of the chargeback, and an alternate method of payment will be required at that time or the registration will be canceled. ALFN does not view or save credit card transaction information that is included with an online event registration. No onsite payments will be accepted at the conference, prepayment in full is required and should be received by ALFN no later than the event start date. Registrations unpaid 7 days before the event start date may be canceled.

ALFN Unregistered Event Attendee Policy
Unregistered ALFN members that are seen at the ALFN event venue/hotel by an ALFN Director or Staff Member during the dates and times the ALFN event is being held, will be sent an invoice by email for the full registration fee amount for the event, and they may pick up an event name badge at the ALFN desk at the event. This includes if you are seen in any areas of the event venue/hotel, including but not limited to, bars, restaurants, outdoor spaces, meeting spaces, and the hotel lobby. This policy applies during all hours of the day on dates that the ALFN event is being held, and ceases to apply on the date and time that the ALFN event ends. ALFN works hard to assemble the best events we can for our members, which require financial support to do so. Having unregistered ALFN members taking advantage of the work we put in, without paying, is not fair to all of the ALFN members that pay to attend. If you are a registered ALFN member event attendee, please advise anyone that you may be meeting with during a time that isn’t in conflict with the ALFN scheduled event, to meet you at another location other than the ALFN event venue/hotel.
ALFN Event Attendance Policy
This policy has been created in an effort to ensure that the events and activities paid for by the ALFN members provide the intended benefit. In order to meet this goal, activities and event attendance must be regulated by the ALFN.
The Board of Directors will strictly enforce this policy with the following sanction:
Any ALFN Member who violates this policy will not be allowed to participate in and/or attend the subject event or ALFN conference the next time it is held, including the loss of speaking or networking opportunities with potential clients. Multiple violations of this policy may be grounds for revocation of membership status.
Networking at ALFN Events:
ALFN hosts its events in an effort to attract clients/servicers, ALFN members and other industry representatives, and to provide all event attendees with an equal opportunity to network and interact with each other.
Accompanying clients/servicers, ALFN members and other event attendees to off-site events or other onsite venues during an ALFN event function undermines the ALFN event.
Event attendees shall not accompany client/servicer representatives, ALFN members or other event attendees to off-site events or onsite venues during an ALFN scheduled event function or activity.
Event attendees shall not meet with unregistered guests that do business in, are employed in, or are affiliated with the mortgage servicing industry (including ALFN members, service providers and servicers).
Service Provider Attendance:
Any entity, whether it be a partnership, corporation or LLC, that provides marketing or other ancillary services (as defined by Article Five of the Bylaws) to one or more Mortgage Servicer Members, Government/Investor Members, Affiliated Attorney-Trustee Members, and Non-Affiliated Attorney-Trustee Members, shall be required to join the ALFN as a Vendor/Associate Member and remain in good standing, including, but not limited to, paying dues and complying with all bylaws and policies.
While attending ALFN conferences and events, any entity (including its officers, agents and employees) providing marketing or ancillary services shall only market, solicit, or promote business on behalf of ALFN members in good standing and registered to attend said ALFN event.

Waiver and Assumption of Risk
I voluntarily agree to this Waiver and Assumption of Risk in favor of the American Legal & Financial Network ("ALFN"), and its officers, directors, employees and agents, in consideration of participation in the ANSWERS Conference and the various elective recreational activities provided as part of said conference. I understand that there are certain risks and dangers associated with these activities and use of the facilities and equipment provided, and that these risks have been fully explained to me and I fully understand the dangers involved in each activity in which I will participate. I fully assume the risks involved as acceptable to me and I agree to use my best judgment in undertaking these activities and agree to follow all safety instructions. I waive and release the ALFN and its officers, directors, employees and agents from any claim for personal injury, property damage, or death that may arise from my use of the facilities or from my participation in any activities ancillary to the aforesaid conference. I am a competent adult, and I assume these risks of my own free will.
ALFN ANSWERS Policy Against Recording As Applicable to Press, Media and All Others in Attendance
To protect the privacy of ALFN members and conference participants, and to protect ALFN's proprietary rights in the conference content and materials, ALFN has adopted the following policy: No cameras shall be allowed into any events or sessions during the ALFN Annual Leadership Conference. No photos, videos, written transcriptions of remarks or audio recordings shall be taken of or by any attendees at any ALFN conference events, meetings, social gatherings or related functions whatsoever. All written materials, statements and remarks are the sole and exclusive property of ALFN, and protected as such. Any remarks made by any speaker or panelist are “off the record,” and nothing that is said or done at any time during any meetings or functions is to be recorded or reported in any manner or fashion in any form whatsoever. In the event of any violation of this policy, ALFN reserves the right to commence all available legal remedies and to prohibit the individuals and company(s) involved in the violation from attending any future ALFN events. Any exceptions to this policy must be requested in writing and directed to the President & CEO of the American Legal & Financial Network (ALFN), at least fifteen business days in advance of the start date of the ANSWERS. The ALFN reserves the right to refuse any requests for any reason whatsoever.
Photography Disclaimer
ALFN reserves the right to use any photograph/video taken at any event sponsored by ALFN, without the expressed written permission of those included within the photograph/video. ALFN may use the photograph/video in publications or other media material produced, used or contracted by ALFN including but not limited to: brochures, invitations, magazines, presentation materials, websites, etc. To ensure the privacy of individuals, images will not be identified using full names or personal identifying information without written approval from the photographed subject. A person attending a ALFN event who does not wish to have their image recorded for distribution should make their wishes known to the photographer, and/or the event organizers, and/or contact ALFN at [email protected]. By participating in a ALFN event or by failing to notify ALFN, in writing, your desire to not have your photograph used by ALFN, you are agreeing to release, defend, hold harmless and indemnify ALFN from any and all claims involving the use of your picture or likeness.

COVID-19 & Other Infectious Diseases Liability Waiver and Release of Claims
American Legal & Financial Network (ALFN) events held in-person, will follow all current applicable federal, state, and local laws, rules and regulations relating to COVID-19 or other infectious diseases, as well as venue-specific requirements. However, ALFN cannot guarantee that its event participants, volunteers, partners, or others in attendance will not become infected with COVID-19 or other infectious diseases as a result of attending an ALFN event. As a participant, you are expected to comply with posted protocols. Failure to comply may result in removal from, or denial of access to, the ALFN event without a refund of registration fees, and/or disqualification from attendance at future events. By registering for an ALFN in-person event, you are agreeing, on behalf of yourself and all others for whom you are registering, to this COVID-19 & Other Infectious Diseases Liability Waiver and Release of Claims, including the Risk Acknowledgement and Assumption for the Current Event found below.
Risk Acknowledgement and Assumption for the Current Event
I acknowledge that I derive a benefit by virtue of my in-person participation at this ALFN event (the “Event”), and I am willingly engaging in this Event. I further acknowledge and understand the following:
1. Participation includes possible exposure to and illness from infectious diseases including but not limited to COVID-19. While particular rules and personal discipline may reduce this risk, the risk of serious illness and death does exist;
2. I knowingly and freely assume all such risks related to illness and infectious diseases, such as COVID-19, even if arising from the negligence or fault of the Released Parties (defined below); and
3. I hereby knowingly assume the risk of harm and loss associated with the Event, including any harm and loss caused by the negligence, fault or conduct of any kind on the part of the Released Parties.
As a participant in the Event, I acknowledge that my participation at this Event or any ALFN event is voluntary. By attending, I acknowledge and assume all risks associated with my participation and/or attendance at the Event, and I agree that: (a) ALFN, (b) the property or site owner of the Event, and (c) all affiliates, successors, assigns, employees, volunteers, vendors, sponsors, exhibitors, partners, directors, and officers, of such entities (subsections (a) through (c), collectively, the “Released Parties”), will not be responsible for any personal injury (including death) or other loss suffered as a result of my participation in, attendance at, and/or observation of the Event. BY ATTENDING AND/OR PARTICIPATING IN THE EVENT, I UNDERSTAND THAT I AM DEEMED TO HAVE GIVEN A FULL RELEASE OF LIABILITY TO THE RELEASED PARTIES TO THE FULLEST EXTENT PERMITTED BY LAW AS SET FORTH IN MORE DETAIL IMMEDIATELY BELOW.
RELEASE AND WAIVER. I further agree that if I experience any COVID-19 symptoms during the Event, I will discontinue my participation immediately and seek appropriate medical attention. I DO HEREBY RELEASE AND FOREVER DISCHARGE THE RELEASED PARTIES FROM ANY CLAIM WHATSOEVER WHICH ARISES OR MAY HEREAFTER ARISE ON ACCOUNT OF ANY FIRST AID, TREATMENT, OR SERVICE RENDERED AT THE EVENT.

This policy applies during all hours of the day on dates that the ALFN event is being held, and ceases to apply on the date and time that the ALFN event ends. ALFN works hard to assemble the best events we can for our members, which require financial support to do so. Having unregistered ALFN members taking advantage of the work we put in, without paying, is not fair to all of the ALFN members that pay to attend. If you are a registered ALFN member event attendee, please advise anyone that you may be meeting with during a time that isn’t in conflict with the ALFN scheduled event, to meet you at another location other than the ALFN event venue/hotel.
ALFN Event Attendance Policy
This policy has been created in an effort to ensure that the events and activities paid for by the ALFN members provide the intended benefit. In order to meet this goal, activities and event attendance must be regulated by the ALFN.
The Board of Directors will strictly enforce this policy with the following sanction:
Any ALFN Member who violates this policy will not be allowed to participate in and/or attend the subject event or ALFN conference the next time it is held, including the loss of speaking or networking opportunities with potential clients. Multiple violations of this policy may be grounds for revocation of membership status.
Networking at ALFN Events:
ALFN hosts its events in an effort to attract clients/servicers, ALFN members and other industry representatives, and to provide all event attendees with an equal opportunity to network and interact with each other.
Accompanying clients/servicers, ALFN members and other event attendees to off-site events or other onsite venues during an ALFN event function undermines the ALFN event.
Event attendees shall not accompany client/servicer representatives, ALFN members or other event attendees to off-site events or onsite venues during an ALFN scheduled event function or activity.
Event attendees shall not meet with unregistered guests that do business in, are employed in, or are affiliated with the mortgage servicing industry (including ALFN members, service providers and servicers).
Service Provider Attendance:
Any entity, whether it be a partnership, corporation or LLC, that provides marketing or other ancillary services (as defined by Article Five of the Bylaws) to one or more Mortgage Servicer Members, Government/Investor Members, Affiliated Attorney-Trustee Members, and Non-Affiliated Attorney-Trustee Members, shall be required to join the ALFN as a Vendor/Associate Member and remain in good standing, including, but not limited to, paying dues and complying with all bylaws and policies.
While attending ALFN conferences and events, any entity (including its officers, agents and employees) providing marketing or ancillary services shall only market, solicit, or promote business on behalf of ALFN members in good standing and registered to attend said ALFN event.
ALFN Event Attendance
Any in-house W2 employee of the following attendee types may attend ANSWERS if they are in good standing with the ALFN and registered to attend (unless otherwise specified by the ALFN):
- ALFN Law Firm/Foreclosure Trustee Members – Law firms or foreclosure trustees that represent creditors/lenders and provide foreclosure, bankruptcy, eviction, debt collection, loss mitigation, litigation and other creditors’ rights legal services.
- ALFN Associate Members – Companies who aren’t law firms or foreclosure trustees, but who provide ancillary services to other ALFN members, servicers, investors and/or GSE’s.
- Clients (Mortgage Servicers/Investors/GSE’s) – Companies who aren't members of the ALFN, that originate, service, securitize, invest in, or insure mortgages. Clients may include mortgage servicers, lenders, banks, credit unions, GSE's, mortgage servicing investors, mortgage insurers and any other companies that aren’t members of the ALFN, but who provide file referral opportunities to ALFN law firm/foreclosure trustee members. May also include any entities that have oversight and influence over the creditors’ rights legal services providers that may be used.
- Other Industry Participants – Other industry representatives that aren't ALFN members, such as Regulatory Agencies, Rating Agencies and Ch. 13 Bankruptcy Trustees.
Additional Attendee Types:
- Guest Speakers – Individuals that receive a personally addressed invitation to attend from the ALFN, who are special guest speakers for the event (ALFN members, servicers, investors, GSE's, BK trustees, and rating agencies should not use this registration type).
- Guests – Only for individuals attending with a registered event attendee as a spouse, significant other or family member, or for other ALFN approved guest attendees. The attending guest should not be an ALFN member, servicer or other event attendee type. The attending guest should not be an employee of a former ALFN member, or an employee of any firm/company that is eligible and could become an ALFN member.
- Non-Members - Law Firms, Foreclosure Trustees or Ancillary Service Providers that are eligible to join the ALFN and are interested in joining, but who aren't current members. Registration fees will be at a higher level for non-members, and non-member attendance opportunities will be limited with approval required by the ALFN President & CEO.
Waiver and Assumption of Risk
I voluntarily agree to this Waiver and Assumption of Risk in favor of the American Legal & Financial Network ("ALFN"), and its officers, directors, employees and agents, in consideration of participation in the ANSWERS Conference and the various elective recreational activities provided as part of said conference. I understand that there are certain risks and dangers associated with these activities and use of the facilities and equipment provided, and that these risks have been fully explained to me and I fully understand the dangers involved in each activity in which I will participate. I fully assume the risks involved as acceptable to me and I agree to use my best judgment in undertaking these activities and agree to follow all safety instructions. I waive and release the ALFN and its officers, directors, employees and agents from any claim for personal injury, property damage, or death that may arise from my use of the facilities or from my participation in any activities ancillary to the aforesaid conference. I am a competent adult, and I assume these risks of my own free will.
ALFN ANSWERS Policy Against Recording As Applicable to Press, Media and All Others in Attendance
To protect the privacy of ALFN members and conference participants, and to protect ALFN's proprietary rights in the conference content and materials, ALFN has adopted the following policy: No cameras shall be allowed into any events or sessions during the ALFN Annual Leadership Conference. No photos, videos, written transcriptions of remarks or audio recordings shall be taken of or by any attendees at any ALFN conference events, meetings, social gatherings or related functions whatsoever. All written materials, statements and remarks are the sole and exclusive property of ALFN, and protected as such. Any remarks made by any speaker or panelist are “off the record,” and nothing that is said or done at any time during any meetings or functions is to be recorded or reported in any manner or fashion in any form whatsoever. In the event of any violation of this policy, ALFN reserves the right to commence all available legal remedies and to prohibit the individuals and company(s) involved in the violation from attending any future ALFN events. Any exceptions to this policy must be requested in writing and directed to the President & CEO of the American Legal & Financial Network (ALFN), at least fifteen business days in advance of the start date of the ANSWERS. The ALFN reserves the right to refuse any requests for any reason whatsoever.
Photography Disclaimer
ALFN reserves the right to use any photograph/video taken at any event sponsored by ALFN, without the expressed written permission of those included within the photograph/video. ALFN may use the photograph/video in publications or other media material produced, used or contracted by ALFN including but not limited to: brochures, invitations, magazines, presentation materials, websites, etc. To ensure the privacy of individuals, images will not be identified using full names or personal identifying information without written approval from the photographed subject. A person attending a ALFN event who does not wish to have their image recorded for distribution should make their wishes known to the photographer, and/or the event organizers, and/or contact ALFN at [email protected]. By participating in a ALFN event or by failing to notify ALFN, in writing, your desire to not have your photograph used by ALFN, you are agreeing to release, defend, hold harmless and indemnify ALFN from any and all claims involving the use of your picture or likeness.

COVID-19 & Other Infectious Diseases Liability Waiver and Release of Claims
American Legal & Financial Network (ALFN) events held in-person, will follow all current applicable federal, state, and local laws, rules and regulations relating to COVID-19 or other infectious diseases, as well as venue-specific requirements. However, ALFN cannot guarantee that its event participants, volunteers, partners, or others in attendance will not become infected with COVID-19 or other infectious diseases as a result of attending an ALFN event. As a participant, you are expected to comply with posted protocols. Failure to comply may result in removal from, or denial of access to, the ALFN event without a refund of registration fees, and/or disqualification from attendance at future events. By registering for an ALFN in-person event, you are agreeing, on behalf of yourself and all others for whom you are registering, to this COVID-19 & Other Infectious Diseases Liability Waiver and Release of Claims, including the Risk Acknowledgement and Assumption for the Current Event found below.
Risk Acknowledgement and Assumption for the Current Event
I acknowledge that I derive a benefit by virtue of my in-person participation at this ALFN event (the “Event”), and I am willingly engaging in this Event. I further acknowledge and understand the following:
1. Participation includes possible exposure to and illness from infectious diseases including but not limited to COVID-19. While particular rules and personal discipline may reduce this risk, the risk of serious illness and death does exist;
2. I knowingly and freely assume all such risks related to illness and infectious diseases, such as COVID-19, even if arising from the negligence or fault of the Released Parties (defined below); and
3. I hereby knowingly assume the risk of harm and loss associated with the Event, including any harm and loss caused by the negligence, fault or conduct of any kind on the part of the Released Parties.
As a participant in the Event, I acknowledge that my participation at this Event or any ALFN event is voluntary. By attending, I acknowledge and assume all risks associated with my participation and/or attendance at the Event, and I agree that: (a) ALFN, (b) the property or site owner of the Event, and (c) all affiliates, successors, assigns, employees, volunteers, vendors, sponsors, exhibitors, partners, directors, and officers, of such entities (subsections (a) through (c), collectively, the “Released Parties”), will not be responsible for any personal injury (including death) or other loss suffered as a result of my participation in, attendance at, and/or observation of the Event. BY ATTENDING AND/OR PARTICIPATING IN THE EVENT, I UNDERSTAND THAT I AM DEEMED TO HAVE GIVEN A FULL RELEASE OF LIABILITY TO THE RELEASED PARTIES TO THE FULLEST EXTENT PERMITTED BY LAW AS SET FORTH IN MORE DETAIL IMMEDIATELY BELOW.
RELEASE AND WAIVER. I HEREBY RELEASE, WAIVE AND FOREVER DISCHARGE ANY AND ALL LIABILITY, CLAIMS, AND DEMANDS OF WHATEVER KIND OR NATURE AGAINST THE RELEASED PARTIES, EITHER IN LAW OR IN EQUITY, TO THE FULLEST EXTENT PERMISSIBLE BY LAW, INCLUDING BUT NOT LIMITED TO DAMAGES OR LOSSES CAUSED BY THE NEGLIGENCE, FAULT OR CONDUCT OF ANY KIND ON THE PART OF THE RELEASED PARTIES, INCLUDING BUT NOT LIMITED TO DEATH, BODILY INJURY, ILLNESS, ECONOMIC LOSS OR OUT OF POCKET EXPENSES, OR LOSS OR DAMAGE TO PROPERTY, WHICH I, MY HEIRS, ASSIGNEES, NEXT OF KIN AND/OR LEGALLY APPOINTED OR DESIGNATED REPRESENTATIVES, MAY HAVE OR WHICH MAY HEREINAFTER ACCRUE ON MY BEHALF, WHICH ARISE OR MAY HEREAFTER ARISE FROM MY PARTICIPATION IN THE EVENT.
MEDICAL ACKNOWLEDGMENT AND RELEASE. I agree that if I experience any COVID-19 symptoms prior to the Event, I will not attend. I further agree that if I experience any COVID-19 symptoms during the Event, I will discontinue my participation immediately and seek appropriate medical attention. I DO HEREBY RELEASE AND FOREVER DISCHARGE THE RELEASED PARTIES FROM ANY CLAIM WHATSOEVER WHICH ARISES OR MAY HEREAFTER ARISE ON ACCOUNT OF ANY FIRST AID, TREATMENT, OR SERVICE RENDERED AT THE EVENT.
